The common problem in construction field is the difficulty of buying new kind of products and services. How to get right innovations to the right place? In this thesis research is about how the property owner can speed up construction’s development and accomplish the goals of his project by using innovations and how he can modify companies’ innovation actions suitable for himself.
Tools that help the property owner to buy suitable services and products to achieve the goals of his project were developed in the research. Tools are project risk assessment, setting and clarifying the service value of project for service providers and auditing process to ensure successful implementation of the service and/or product purchased. Tools where tested for example in Myllynkulma-project (http://www.jarvenpaanterveystalo.fi), where several new innovations were successfully introduced. Examples of those innovations are user-oriented design process and open building design solutions that enable flexibility during the lifecycle of a building. The owner and future user of the building were satisfied with innovations. Companies that developed innovations to client’s goals have got remarkable business activity in other projects as well.
Thesis gets place in innovative action field of construction. It exploits both numerical and qualitative information of practical actions and multiply different research methods to solve complicated research problems.
